What are Blue Chip Properties?

Just like blue-chip stocks are considered a safe bet in the stock market, Blue Chip properties in real estate are those that meet or exceed certain financial performance hurdles.

How to Qualify a Property as Blue Chip

In Rescover, you can set your minimum financial performance hurdles for a property to be categorized as Blue Chip. These are:

  1. Cap Rate
  2. Cash-on-Cash Return
  3. Internal Rate of Return (IRR)

Properties that meet or exceed these criteria will automatically be classified as Blue Chip in your Rescover dashboard.

How to Set Your Blue Chip Criteria

  1. Navigate to the user menu where it says "Welcome, Your Name."
  2. Select "Investment Parameters" from the dropdown.
  3. Locate the "Financial Performance Hurdles" section.

Here, you'll find options to set your minimum Cap Rate, Cash-on-Cash Return, and IRR. Enter the values that align with your investment strategy.

How to Adjust Blue Chip Criteria During a Search

Don't worry if you're in the middle of a property search; you can still tweak your Blue Chip performance hurdles. Here's how:

  1. While conducting a search, locate and click the "Financial" button.
  2. A drop-down will appear where you can edit your Blue Chip criteria, including Cap Rate, Cash-on-Cash Return, and IRR.

This way, you can dynamically adjust your criteria to better match the properties that are currently available.
